Diamond Value & Rarity Analysis: Round Brilliant, 22ct, D Color, Flawless

I am looking for some information regarding a diamond with the specifications listed below.  Specifically, I am wondering:

1. How rare would a diamond with these specifications be? (i.e. A gem such as this would be 1 in 1000, etc.)

2. How much should an end buyer expect to pay for a diamond with these characteristics?

A 20+ ct diamond that is a 'D' flawless is a relatively rare stone. There are over 800,000 carats of diamonds sold every quarter in the world and I would suggest only 1 in 500,000 would fall into this catagory. The size is not that rare but the color and clarity are. I would suspect a diamond of this aize and quality would command a minimum of $300 to $400 thousand per carat to a retail buyer. The market is a little slow right now and I would tend to say the lower end at this time. The optimum price would be generated in an auction with other large and expensive pieces. In this price range price is really decided by supply and demand. Th higher the demand the higher the price. With the world wide economic slow down at this time is not a good time to sell.
